Purchases

When purchasing a property, there are many factors and options to consider. Whether it's your first time purchasing a property or selling and downsizing etc, there are always many points which may seem a bit challenging. We aim to make this process as easy for you as possible, guiding you through the whole transaction with ease and doing all the work on your behalf, dealing with matters from the outset. 

Once you have seen the property that's right for you, the first step would be to put in a Note of Interest with the selling agents. We can then submit an offer once you are in a position to do so. We will guide you through the process of the offer being accepted and undertake all the conveyancing work that is required right up to the settlement date, when we would hand you the keys to your new home! We would also give you a full Terms of Business Letter explaining all estimated costs and fees as well as LBTT (Land and Building Transaction Tax, previously Stamp Duty), if applicable, and registration dues. 

Sales

When deciding to sell your property, you want to achieve the best price and make sure the property is marketed as well as it can be. Our surveyors will come out to value your property and provide us with a Home Report which is required for selling. A Home Report is made up of the following;
  • A Single Survey: This contains an assessment by a surveyor of the condition of your home, a valuation and a “user friendliness” audit for people with particular needs. 
  • The Energy Report: This contains an assessment by a surveyor as to how energy efficient your home is and its environmental impact. It also recommends ways to improve energy efficiency. 
  • The Property Questionnaire: This is a questionnaire provided by the surveyor for completion by you. It contains information about your home such as energy suppliers, council tax, parking, alterations etc. 
We would then arrange for our property manager to come out and take details of the property i.e. photographs, measurements etc so we can design an accurate schedule for your property, for showing to potential purchasers.
